Finally Done

After 67 days the work has ended at 95 Eagle Avenue but it was worth the wait.  The property has been transformed into another admirable student residence that has earned its place with the sister properties owned by The Student Edge.
The project seemed to drag the closer we came to the finish line as often happens because of so many little details.  Photographs of the finished product are now available for viewing on the new 96 Eagle Avenue website page.  A video will be posted later this week.
There are several people already booked in until the end of April with limited space still available for someone looking for just a single semester.
Looking ahead to May 1, 2013, we have four rooms open and are now accepting applications but do not expect these to be available for long.  Advertising shall begin Monday.

$2 Million Donation For Laurier

A $2 million bequest from the estate of William Nikolaus Martin will allow the Brantford campus of Laurier to add more programs.
The influx of funding will be directed toward biology and chemistry programs with the creation of lab space for faculty and student research according to an article in the Brantford Expositor.  It is yet another forward step in the expansion of the school here in Brantford.
Martin who died in 2010 was a keen science enthusiast.

Into The Finishing Mode

Last week was not our best after our contractor ended up undergoing surgery to deal with a kidney stone issue.  However, we are now back on course to conclude the renovation.  The new media room has received its primer coat of paint and we expect to have everything concluded on Friday with installation of carpet.  This will include the new basement bedroom which received the new window yesterday and laundry room that is ready for its vinyl floor.  
A change of plans has taken place with the kitchen which now will get a makeover.  The cupboards will be painted white on a burgundy wall with new countertop and addition of a pantry for more storage.  It will be nearly identical to the design look of the 64 Eagle Avenue home.  
The weather forecast looks good for the next two weeks at least and we hope to be able to add the new rear deck before snow flies.  For outdoor work every day counts but we are into the homestretch now.

Finish Line In Sight

Now into the month of November, the push is on to get things concluded.  We're hoping for a nice month weather-wise to allow us to tackle the replacement of the floor on the front porch and installation of a deck  in the back yard.  If nature has other ideas both could be delayed until spring but for now we are looking at painting all of the downstairs this coming week.  By Friday it should be ready for carpet and vinyl flooring.  A new set of stairs was installed to the basement so the gritty work is behind us.  
On the main floor a decision has been made with regard to the kitchen.  Following the example of the 64 Eagle Avenue sister house, it will feature snow white kitchen cupboards on burgundy walls - very striking.  A pantry will be added thus providing plenty of storage area.  Progress is steadily being made.  Once completed the house will be photographed and a video produced so you can see the end result.  
We are also taken back by the early interest in the house from prospective student tenants.  Clearly, people know that the best houses always are booked early.  Stay tuned.

Nipissing Nearing 1,000 Students

According to a report in the Brantford Expositor, the 2012 class for Nipissing University's Brantford campus has reached 996 this year.
The North Bay, Ontario institution is often overlooked in the Brantford community when discussion arise about post-secondary education but clearly, that is a mistake.  While only one-third the size of Sir Wilfrid Laurier, it is an institution on the move.  The cornerstone of its program is the five year bachelor program that is staged in conjunction with Laurier.  This allows students to earn both a subject area degree and a bachelor of education.
Combined with Laurier that gives the Brantford campus approximately 4,000 university students in 2012.

Laurier Ladies In Driver's Seat

This week Sir Wilfrid Laurier University released a report that examined the current student population and while there were no surprises it still made for interesting reading.
The female population seriously outnumbers their male counterparts by a ration of 2.5-1.  However that is changing as five years ago it was 3.2-1.
Over one-third (37.6%) of the student population is enrolled in concurrent education and honours contemporary studies.  Next in popularity is criminology at 21.7% so these programs represent over 59% of the Laurier student class.

Mechanics In Place

Yesterday was very satisfying for everyone with the installation of the tankless hot water heater to compliment the new high efficiency furnace.  This brings the old girl at 95 Eagle Ave well into the 21st century with what is essentially the heart of the house.
At the same time the stairs to the lower level has been opened up which has had a big impact on the media room.  With the wiring in place the dry wall process begins.
Not to be forgotten the new main floor bath has the shower tiling in place with grouting to be done today.  Very contemporary in appearance.
Tomorrow the new appliances arrive and we are estimated to be at the halfway point in the renovation process.  Baring any surprises we are right on schedule.

Making Progress

Renovations of older houses are always filled with surprises and this property is no different.  The recent cold snap revealed that the 9-year-old furnace had issues.  In fact it required a major repair so instead we scrapped it and installed a new high efficiency Payne furnace.  At the same time we modified some ductwork and are set for winter.  In addition, the traditional hot water heater was removed and replaced with a tankless one - another nod to latest technology.  This provides an endless supply of hot water on demand.  Everything is on schedule and hopefully no more surprises.

Rising Tuition Costs

It's no secret that the steadily increasing cost of university tuition is putting the financial pinch on students.  An article in today's edition of the Globe & Mail offers some interesting insight into how some American counties and states are looking to tackle the issue.  A link to that piece can be found here...

Construction Well Underway

After just three days the renovation team has the 95 Eagle Avenue project well in hand.  The framing for the new main floor bathroom and basement bedroom is in place.  With a nod to new technology we are installing a new tankless water heater which ensures an unlimited supply of hot water for the tenants but also is 98% energy efficient.  Several new windows have been ordered.  Rogers is the new service provider for high speed internet and cable television.  An impressive electric fireplace has been obtained for the media room along with a very attractive six chair patio set.  Depending on weather we may be able to have a planned exterior deck on the back of the house completed before winter (if not first thing in spring).  So it all systems go in the process that will make this home another beauty.
