How Long Is The Lease?

Answer: The rental period is for 12 months commencing May 1 to April 30. First and last month's rent plus post-dated cheques upon singing of lease are required.


Do you rent to individuals or groups?

Answer: We do both - more often than not individuals. However, we do require guarantors on the lease. Also, we recommend that you approach us as part of a group. Experience has shown it to be better for you that you have a say in the roommates you live with rather than having us bring in people you are unfamiliar with.


What happens if I leave during the year?

Answer: Unfortunately, this sometimes happens. But you are still responsible for the full rent to be paid on time until the end of the lease. However, you may be able to find a suitable replacement to sub-let your room to with our approval.


What is included and not included in the monthly rent?

Answer: Rent includes the use of your room, media room and amenities that are part of the house (laundry, refrigerator, stove, microwave oven, etc.) The media room is furnished but your room is not. Hydro, heat, electricity, high speed internet and basic cable television in the media room are included in your total rental fee.


How do we ensure that things run smoothly among roommates?

Answer: Generally, it revolves around having respect for each other. Frank discussions about living habits, acceptable levels of neatness and noise, sharing of household duties, etc. Hold periodic house meetings to sort out issues and common business. Don't let issues fester.


What should you expect from the landlord?

Answer: As landlords, our responsibility is to ensure the basic services of the house are functioning (like the refrigerator, stove, washer, dryer and furnace) and that life safety devices (like smoke detectors, C02 detectors, fire extinguishers) are in good working order. If something breaks down, we will make sure that it will be promptly repaired or replaced.


Are my belongings insured?

Answer: While we carry insurance on the house, your possessions are usually covered under your parents' house insurance. Please make sure that is the case.


Can I bring in pets for any period or visitors for extended periods?

Answer: No pets of any sort are allowed for any period out of respect for everyone in the house. Visitors can stay for a maximum of one week with the agreement of your roommates. Only the people named on the lease may live in the house.


What about house security?

Answer: The house is equipped with deadbolts on all doors. Each bedroom has keyed locks. Sensor lights have been placed in key areas and all doors have exterior lights as well. Telephone numbers for the Brantford police, fire department and other emergency services are listed in the kitchen on a cupboard door. However, the best security measure is always common sense. Keep the doors to the house locked at all times and be sensible in matters such as walking home alone late in the evening.
